Unrepaired and unnoticed roof leaks can lead to water damage, rodents, insects, mold, mildew, structural damage, and more. That's why it's crucial to find and repair roof leaks before they worsen. At Leaky Teepee Roof Repairs, we specialize in repairing Florida's most common roof types.
Our team of roof repair experts are skilled and experienced in repairing the most common roof type: asphalt shingles. These roofs have lifespans of around 25 years before requiring any general repairs. Leaks on asphalt shingle roofs usually occur at transitions (where two roof pitches meet) and areas with flashing, such as gable walls and chimneys.
Asphalt shingles are the simplest and least expensive roof type to repair. We just need to identify the leak, remove the leaking shingles, and replace them with matching pieces. Our experts can usually spot the leak from the outside the roof or inside the attic, making this a quick repair process.
Tile roofs have been used on homes for centuries, made from terracotta, slate, and even concrete. This roof type has a lifespan of around 30 years before requiring any repairs. We found that leaks on tile roofs usually start with underlayment below the tile, not the tile itself. Some companies suggest painting the tile with a waterproofing coating. But this is like placing a band-aid on a broken leg. We never recommend this.
Since the underlayment is the material that actually waterproofs your roof, repairs are more intensive since the tile needs to be removed first. Tile roofs are usually secured with mudding, mechanical fasteners, or in newer homes, foam adhesives, meaning we have to work delicately when removing the tile. Once we've removed the tile surrounding the leak, we'll repair the underlayment and replace any needed tile with matching pieces.
Metal roofs have the longest lifespan out of all roof types used in modern construction, ranging from 40 to 80 years before requiring any general repairs. This roof type is lightweight, easy to install, and non-combustible, meaning flying sparks or embers won't set them on fire.
Because metal roofs are usually made from long solid sheets, leaks can be more difficult to find. The area where water leaks into your home can be downstream from the actual leak location, which is usually higher on the roof or in a transition. We've also noticed water entering through deteriorated washers around screws and bolts. Whatever the issue, we can handle it.
Flat deck roofs last around 20 to 30 years but are prone to leaks if not properly maintained and designed to redirect water. There are three main types of flat deck roofs: built-up roofs, modified roofs, and rubber. systems. Built-up roofs are constructed of layers of asphaltic sheets glued together with hot tar. Modified roofs are typically a base sheet and a single ply. Rubber roofing systems are made of rubber and are typically heat-sealed at the seams and terminated with proprietary termination strips. Each of the 3 roofs mentioned above are very good systems and all have their modes of failure.
Again, some companies suggest using paint products to repair leaks in flat deck roofs. We never recommend this. Leaks on these roofs tend to manifest the leak at lower levels and usually at seams, flashing, or where the roof meets a parapet.
